Stipple and popcorn ceiling texture — the most common ACM in Vancouver Specials and homes built 1960s–1980s across the Lower Mainland
Drywall joint compound (mud) — found on every taped seam throughout pre-1990 homes; often the most widespread ACM in residential renovation
Vinyl floor tiles and sheet flooring — 9-inch and 12-inch tiles and older sheet flooring products frequently contain asbestos in the tile and adhesive backing
Pipe and duct insulation — fibrous wrap on heating pipes and mechanical systems; disturbing this creates high asbestos exposure risk
Roofing materials — asphalt shingles, roofing felt, and flashings in pre-1980 buildings often contain asbestos

Professional asbestos testing is the only way to confirm whether specific materials in your home contain asbestos.

Can I do my own asbestos testing in BC?

No. WorkSafeBC OHS Regulation requires that asbestos bulk sampling and risk assessment be conducted by a qualified person. DIY asbestos testing kits do not satisfy the WorkSafeBC regulatory requirement. Additionally, improper sampling can disturb asbestos-containing materials and create a serious airborne exposure hazard for you and your family.

What happens after asbestos is found in my home?

If asbestos is confirmed in your building materials, the risk assessment report will classify the material as friable (easily crumbled) or non-friable and assign a risk level. Depending on the risk classification and your renovation plans, management options include: leaving undisturbed materials in place and managing them, encapsulation, or asbestos abatement (removal) by a WorkSafeBC-licensed abatement contractor before renovation proceeds. We advise on the appropriate approach for your specific situation.
