604-418-3886Professional asbestos testing for homes and commercial buildings — Vancouver and Lower Mainland BC.
Asbestos was used extensively in BC construction materials from the 1940s through the late 1980s. In the Lower Mainland, asbestos-containing materials are found in tens of thousands of homes built during this period — particularly Vancouver Specials, post-war bungalows, and older commercial buildings across Metro Vancouver. WorkSafeBC requires professional asbestos testing before any renovation or demolition work begins. Our CRSP and CSP performs the bulk sampling, arranges accredited laboratory analysis, and delivers a written risk assessment report that satisfies all WorkSafeBC and municipal requirements.
Homeowners, contractors, and developers — Vancouver and surrounding areas.
Homeowners Planning Renovation — Pre-1990 Homes
If your Vancouver, Burnaby, Surrey, or Lower Mainland home was built before 1990 and you are planning any renovation touching walls, ceilings, floors, or mechanical systems — WorkSafeBC requires asbestos testing before your contractor begins work. Popcorn ceilings and drywall compound are the most common asbestos-containing materials found in Lower Mainland homes.
Contractors and Trades — WorkSafeBC Compliance
Contractors who disturb asbestos-containing materials without a prior qualified person risk assessment are in direct violation of WorkSafeBC OHS Regulation. A professional asbestos assessment report protects your workers, satisfies your due diligence obligation, and limits your liability if asbestos is found on site.
Developers and Builders — Demolition Permits
Pre-demolition hazardous materials surveys — which include asbestos testing — are mandatory for all demolition permits in Vancouver, Burnaby, Surrey, and every other Lower Mainland municipality. A CRSP or CSP must sign the qualified person declaration.

How much does asbestos testing cost in Vancouver and the Lower Mainland?
Asbestos testing pricing depends on the size of the property and the number of materials to be sampled. Call 604-418-3886 for a free same-day quote based on your specific property and renovation scope.
How long does asbestos testing take in the Lower Mainland?
The site visit typically takes 1-3 hours. Laboratory analysis takes 2-3 business days. The complete asbestos risk assessment report is delivered within 5-7 business days of the site visit. Expedited laboratory options are available if you have an urgent permit or renovation deadline.
My house was built in the 1970s or 1980s in Vancouver — does it have asbestos?
It may. Asbestos was widely used in BC construction materials through the late 1980s. In the Lower Mainland specifically, stipple ceilings and drywall compound are found in the vast majority of homes built between 1960 and 1990. Professional asbestos testing is the only way to confirm whether specific materials in your home contain asbestos.
Can I do my own asbestos testing in BC?
No. WorkSafeBC OHS Regulation requires that asbestos bulk sampling and risk assessment be conducted by a qualified person. DIY asbestos testing kits do not satisfy the WorkSafeBC regulatory requirement. Additionally, improper sampling can disturb asbestos-containing materials and create a serious airborne exposure hazard for you and your family.
What happens after asbestos is found in my home?
If asbestos is confirmed in your building materials, the risk assessment report will classify the material as friable (easily crumbled) or non-friable and assign a risk level. Depending on the risk classification and your renovation plans, management options include: leaving undisturbed materials in place and managing them, encapsulation, or asbestos abatement (removal) by a WorkSafeBC-licensed abatement contractor before renovation proceeds. We advise on the appropriate approach for your specific situation.
