Self-directed PDP hours
Who this is for
BC licensed real estate professionals
This course is designed for licensed Realtors, associate brokers, and managing brokers in British Columbia who need to complete self-directed PDP hours under the BCREA Professional Development Program. As of January 1, 2026, BC Realtors must complete 21 PDP hours per two-year licensing cycle — up to 9 of those hours can be self-directed. This course delivers 3 of those hours.
ℹ How self-directed PDP hours work
Self-directed professional development is learning you choose yourself — it does not need to be accredited by BCREA or your board. To qualify, it must enhance your professional practice, be verifiable and auditable, and be at least one hour long. You self-report the hours to your board and keep your certificate in case of audit. It is your responsibility to confirm this course meets your board’s requirements before reporting the hours.

This course goes beyond awareness of rules. It applies ethical principles to the situations BC Realtors actually encounter — with practical frameworks you can use in your day-to-day practice.

Identifying actual and potential conflicts of interest in real estate practice — dual agency situations, referral relationships, personal interest in a property, and how to manage conflicts appropriately when they arise.
Avoiding misrepresentation
Understanding what constitutes misrepresentation in real estate — including statements about property condition, material latent defects, and misleading marketing. The professional and legal consequences of misrepresentation and how to avoid it.
Ethical decision frameworks
Practical frameworks for working through ethical dilemmas — including situations without a clear right answer. How to think through competing obligations, assess risk, and make defensible professional decisions under pressure.
Real estate scenarios and professional conduct
